Described as “the most ambitious and with the greatest social impact ever created,” the government yesterday launched the National Happy Family Housing Plan, designed to allow Dominicans to “buy their first home” and reduce the historical deficit in the area.
President Luis Abinader presented this plan yesterday, in which the government intends to build 11,000 new homes in its first year and 17,000 in the remaining three to complete 62,000.
“This will undoubtedly have a huge impact on every Dominican who has access to their first home, but it will also generate an economic impact with the creation of over 100,000 direct and indirect jobs over the next four years,” he said. said President Abinader.
$ 200 million
For this project, the state has budgeted an investment of 200 million dollars over the four years, through bonds that will be granted to families who benefit from it, but their bonds and benefits depend on income.
Similarly, he acknowledged that the housing plan, which is led by the Ministry of the Presidency, will be executed by the private sector, especially the builder, or directly by the applicants who can do it with a private engineer or construction professional.
The most disadvantaged sectors
He said the state would provide land facilities across the country, and construction would be “concentrated and developed” on lots based on a previously established plan.
“There are no government construction projects. What we are doing practically is to facilitate from the financial structure that financial gap that the most disadvantaged sectors do not have “, the president explained.
Segmentation and bonuses
“The objective of the program is to classify three categories of housing, intended for families with different levels of economic income and will be made in order to match the purchasing power of each family,” he explained.
The first segment will be for families with incomes of $ 16,000 RD and will be able to access a house of up to 800,000 pesos. In addition, it will have a government bond for the initial and up to 500 rate points for seven years.
The second segment will be for families with incomes of $ 26,000 RD, who will have access to homes worth up to 1.5 million pesos. While those who enter 48,000 pesos, can choose a house worth up to 2.25 million pesos. Both segments will have government bonds.
Initial bonuses and pricing
“Government subsidies will come in bonds for the initial payment (Bono Initial Familiar) and in the loan rate (Bono Tasa) to facilitate the monthly payments of new homeowners, for a period of seven years,” Abinader reported.
On the other hand, when asked why the Bono rate will be for seven years, the Deputy Minister of Investment Projects, Camel Cury, explained that “seven years have been established, because international organizations understand as good and valid, that a family with a well-targeted aid could perfectly change the income quintile over a seven-year period “
